There are a few key ways that real estate investing can lead you to financial success you never thought possible.

Power of Leverage

Real estate investing provides many opportunities for a positive financial return. If you learn the right strategies, you can even leverage other people’s money by borrowing to buy properties. That’s right, if you learn the right strategies, you don’t need to spend any of your own money to purchase properties. This strategy is covered in our Unlimited Funding Program and can be used to maximize your potential rate of return. Keep in mind that leverage isn’t the same as a debt because you are using the financing to buy an asset, not a liability.

Appreciation

Appreciation refers to the increase in the value of a property for reasons like inflation, home improvements and supply and demand. In 2019, housing prices are on the rise, and this can mean more appreciation, and ultimately, more earnings. Understanding the factors that lead to appreciation in your market can lead you to more successful transactions.

Equity-build up

Rental properties or leases, which I do not advise that you invest in until you have several years of investment experience, allow you to build up equity in your properties by holding them and getting a bigger return when you do sell.

In some cases, properties can decrease your overall taxable income. Investors can deduct mortgage interest and depreciation of owned properties. It is best to talk to an accountant or tax attorney to figure out how taxes work in your specific situation, but there are often ways that real estate investing can allow for tax shelters that result in more wealth. These tax shelters can also help you keep your profits and reinvest them into new properties.

Building wealth through real estate investing has many advantages, including earlier retirement and the ability to help others who are in distressing real estate situations. It is also one of the only ways to accumulate wealth quickly. There is the potential to earn the equivalent of a full year’s salary in just a few months.
